Solving the Housing Puzzle in Clallam County

As someone who has lived in Clallam County for the better part of my life, I’ve witnessed firsthand the ongoing struggle to find affordable housing. It’s a challenge that seems to only be growing more complex with each passing year. But you know what they say – where there’s a will, there’s a way. And I’m here to tell you that there are solutions out there, if we’re willing to think outside the box.

Affordable Housing: A Deeper Dive

Let’s start with the basics. Affordable housing is generally defined as housing that costs no more than 30% of a household’s monthly income. Now, I know what you’re thinking – 30% sounds like a pretty reasonable number. But when you factor in the skyrocketing prices of homes and rentals in Clallam County, that 30% can quickly become an unattainable goal for many families.

According to the latest data from Redfin, the median sale price of a home in Clallam County was a whopping $527,000 last month – that’s a 0.6% increase from the previous year. And if you’re renting, the news isn’t much better. The average rent in the county has been steadily climbing, making it increasingly difficult for low-to-moderate income families to find a place to call home.

But let’s not get bogged down in the numbers. The real story here is the human impact of this housing crisis. Families are being forced to make impossible choices – do they pay the rent or put food on the table? Do they commute for hours each day just to get to work? These are the kinds of difficult decisions that no one should have to make.

Tackling the Affordable Housing Challenge

So, what can we do about it? Well, the good news is that there are a number of innovative solutions being explored right here in Clallam County. One approach that’s gaining traction is the idea of “missing middle” housing. This refers to housing types that fall between single-family homes and large apartment complexes, such as duplexes, townhouses, and small-scale apartment buildings.

The Washington State Affordable Housing Advisory Board has identified this as a key strategy for increasing the supply of affordable units in our state. And Clallam County is already taking steps in this direction, with local governments exploring zoning changes and incentives to encourage the development of these “in-between” housing options.

Another approach that’s been getting a lot of attention is the idea of community land trusts. In this model, a nonprofit organization purchases land and holds it in trust, then leases the land to homeowners or renters at an affordable rate. This helps to keep housing costs down while still allowing families to build equity and wealth over time.

Now, I know what you’re thinking – that all sounds great, but how do we actually make it happen? Well, that’s where civic participation and community engagement come into play. As the County Health Rankings organization points out, creating thriving communities requires attention to policies and practices that include everyone, not exclude them.

Empowering the Community

That’s why organizations like HACC – Affordable Housing Solutions are so important. They’re working tirelessly to bring together local government, developers, and community members to find innovative solutions to the affordable housing crisis. And they’re doing it in a way that truly empowers the people who are most affected by it.

One of the things I love about HACC’s approach is their focus on creating community spaces where everyone can engage, be informed, and have a say. They understand that solving complex problems like this requires a collaborative effort, and they’re doing a fantastic job of bringing people together to find common ground and shared solutions.

But it’s not just about the big-picture strategies. HACC is also working on the ground-level issues that can make a real difference in people’s lives. They’re providing resources and support for first-time homebuyers, helping renters navigate the often-daunting process of finding affordable units, and advocating for policies that protect vulnerable populations from displacement.

A Future of Possibilities

And you know what? It’s working. I’ve seen the impact that HACC and other affordable housing organizations are having in Clallam County, and it’s truly inspiring. Families are finding homes they can actually afford, communities are coming together to create innovative housing solutions, and local governments are starting to take notice and make meaningful changes.

Of course, there’s still a long way to go. The affordable housing crisis isn’t going to be solved overnight, and there will undoubtedly be more challenges and obstacles to overcome. But I’m hopeful that with the dedication and creativity of organizations like HACC, and the continued engagement and support of the community, we can create a future where everyone in Clallam County has access to safe, affordable, and truly inclusive housing.

So, what are you waiting for? It’s time to get involved and be a part of the solution. Whether you’re a homeowner, a renter, a community leader, or just someone who cares about the well-being of your neighbors, there are so many ways to make a difference. Join HACC, attend a local city council meeting, or simply start a conversation with your friends and neighbors about this critical issue.

After all, as the old saying goes, “it takes a village.” And in Clallam County, we’re building one that’s stronger, more resilient, and more equitable than ever before.
