Have you ever wondered what it takes to turn a house into a home? It’s not just about four walls and a roof – it’s about cultivating a sense of belonging, fostering community, and ensuring that every resident has the foundation they need to thrive. As the director of operations at HACC Housing, an affordable housing solutions organization, I’ve seen firsthand how this delicate balance can transform lives and revitalize neighborhoods.

Our mission is simple yet profound: to preserve and develop affordable housing that empowers residents, strengthens communities, and leaves a lasting positive impact. It’s a lofty goal, to be sure, but one that we tackle with unwavering dedication and a deep understanding of the challenges facing low-income families.

Preserving the Past, Building the Future

When I first joined HACC Housing, I was struck by the sheer complexity of the affordable housing crisis. It’s not just about constructing new units – it’s about safeguarding the ones that already exist, ensuring that they remain accessible and sustainable for generations to come. That’s where our preservation efforts come into play.

Take, for instance, our work at Liberty Place in Washington, D.C. Through a partnership with the National Housing Trust, we were able to not only preserve the existing 71 affordable units but also add a brand-new community space that has become the heart of the neighborhood. It’s a place where residents can gather, connect, and build the kind of support networks that are so essential to thriving in an urban environment.

But preservation is more than just bricks and mortar – it’s about empowering the people who call these places home. That’s why we work closely with tenant associations, local governments, and community leaders to ensure that the voices of the residents are heard and their needs are met. After all, they’re the ones who know best what their community requires to truly flourish.

Sustainable Solutions, Empowered Residents

As we look to the future, our focus on sustainability has taken on a newfound urgency. Climate change is no longer a distant threat, but a pressing reality that disproportionately impacts low-income communities. That’s why we’re committed to developing affordable housing that not only reduces our environmental footprint but also equips residents with the tools and resources they need to thrive in the face of a changing climate.

Take, for example, our latest project in West Hartford, Connecticut. With 450 units scheduled to open in 2023, this LEED Gold-certified community will feature energy-efficient appliances, cutting-edge insulation, and innovative stormwater management systems. But more than that, we’re working hand-in-hand with the residents to help them understand and embrace sustainable living practices, from composting and recycling to water conservation and urban gardening.

It’s not just about building green – it’s about empowering people to take control of their own environmental footprint and, in the process, become active stewards of their community. Because when residents feel a sense of ownership and investment in their homes, they’re more likely to get involved, to volunteer, and to advocate for the changes they want to see.

Forging Partnerships, Cultivating Change

At HACC Housing, we know that we can’t do this alone. That’s why we’ve forged strong partnerships with financial institutions, government agencies, and community organizations across the country. Together, we’re leveraging resources, sharing best practices, and working to create a more equitable, sustainable, and resilient affordable housing landscape.

Take, for example, our collaboration with the Low Income Investment Fund and The Vistria Group. Through their expertise in lending, policy, and development, we’ve been able to tackle complex challenges and bring our vision of thriving, inclusive communities to life. And by aligning ourselves with partners who share our values and our commitment to social change, we’ve been able to amplify our impact and reach.

But it’s not just about the big players – we also believe in the power of grassroots collaboration. That’s why we’re constantly working to build bridges with local tenant associations, community leaders, and passionate advocates. Because when we come together, we can accomplish so much more than we ever could on our own.

From Vision to Reality: A Roadmap for Sustainable Stewardship

As I look back on the work we’ve done at HACC Housing, I can’t help but feel a sense of pride and optimism. We’ve faced countless challenges, from funding shortfalls to bureaucratic red tape, but through it all, we’ve remained steadfast in our commitment to creating a better future for the communities we serve.

And the results speak for themselves. From the 63 units we’ve rehabilitated in Charlottesville, Virginia to the 52 new affordable homes we’ve built in Fredericksburg, we’re making a tangible difference in the lives of families who might otherwise be struggling to find a safe, stable, and affordable place to call home.

But our work is far from done. As the affordable housing crisis continues to escalate, we know that we must redouble our efforts, expand our reach, and forge even stronger partnerships to create the kind of change that our communities so desperately need.

It won’t be easy, but I’m confident that with the right vision, the right team, and the right approach, we can build a future where every family has access to the safe, sustainable, and empowering housing they deserve. Because at the end of the day, a home isn’t just a roof over our heads – it’s a foundation for a life well-lived.
